Once a year for a home, twice a year for most commercial systems. That is the working answer, and it is driven less by regulation than by two practical things: what the manufacturer requires to honour the warranty, and how quickly the system fouls in the environment it sits in.

What a proper service covers
- Filters — cleaned or replaced. The single biggest cause of lost efficiency.
- Indoor coil and blower — cleaned, because a fouled coil cannot transfer heat.
- Condensate drain and tray — cleared and flushed. Blocked drains are how ceilings get damaged.
- Outdoor unit — coil cleaned, fan checked, growth and debris cleared.
- Operating readings — pressures, temperature split, current draw, recorded rather than glanced at, so next year's figures can be compared with this year's.
- Electrical and controls — connections checked, operation verified across modes.
The readings are what turn a service into maintenance. A single visit tells you the system works; a run of recorded visits tells you it is degrading, which is the point at which a repair is cheap.
Servicing is not an F-Gas leak check
These get conflated constantly, and they are different obligations with different triggers.

Most domestic splits sit below the 5 t CO₂e threshold and need no mandatory leak check at all — but they still need servicing. A large commercial system needs both, on different cycles.
What skipping it actually costs
Nothing dramatic happens in year one, which is why it gets skipped. The costs accumulate: a blocked filter adds to the electricity bill every hour the system runs; a fouled condenser makes the compressor run hotter and shortens its life; a blocked drain eventually finds a ceiling. Then a compressor fails in year five and the warranty claim is refused for want of a service history — and a compressor is most of the price of a new system.
For installers: the contract is the business
Servicing is the part of this trade that pays through the winter, and the firms that do well at it are the ones that make renewal automatic rather than remembered.
